you mention living roof…is the roof going to have plants on it (moss, grass…etc)?

Yes, definitely insulation (noise and air), but also putting back some of our carbon footprint since the plants help to process the carbon in the air and add oxygen. If taken care of, it can last as long, or longer than a top quality asphalt roof, without the toxins. Plus, it does not attract the heat of the sun, like a shingled roof would, so it keeps the house cooler in the summer. I know there are more benefits that this, but that’s what pops into my head first
Oh, and most of the plants will be sedum.
